individual unit terrain travel tag

I got to thinking, and thought how cool it would be to give each vehicle it's own tag that determines what type of terrain it can travel across. For instance, a train should only be able to travel on train tracks. Think of having a train on the tracks, load it with passengers and click to move it across to other side of map traveling on the tracks only. I just think it would bring a whole new perspective to the game. Certain other vehicles should only travel on clear terrain only, others roads only.
Maybe a tag like, [Unit] TerrainType= all,clear,tracks,road,rough,water,etc,etc.
